Understanding your results
The calculator shows three useful numbers:
- Total equity: Estimated home value minus what you owe.
- Refinance room: Up to 80% of value, minus your current balance.
- HELOC room: Up to 65% of value for the line-of-credit portion, minus your current balance. Combined borrowing can still reach 80% with the right structure.
What affects your actual equity
- Appraisal value: Market value may differ from your estimate or tax assessment.
- Outstanding balance: Include all registered mortgages and liens against the property.
- Lender policies: Some lenders or programs use different LTV limits.

How do I estimate my home's current value?

Why can I only access up to 80% of my home's value?
Canadian lending rules generally require that refinance mortgages not exceed 80% loan-to-value. That buffer protects both you and the lender against market swings. For a HELOC, the line portion typically cannot exceed 65% LTV, though total borrowing can reach 80%.
Can I access equity without refinancing?
