New to Canada, buying in Alberta
You have work and a plan to stay. Canadian credit and lender rules are the part that is new.
Status changes the lender list
Permanent resident applications often look like other first-time applications once income and down payment are documented. Work-permit and other temporary-status applications are lender-specific. Remaining term on a permit, employer, and down payment all matter. Jason will say when the honest answer is wait or bring more down.
Thin Canadian credit is common
Some lenders review foreign credit. Some want a larger down payment. Do not open a stack of new cards the month you apply. Bring what you have.
What Jason does, and does not do
He is a mortgage associate, not an immigration advisor. He will not invent a named newcomer program. He will tell you which lenders on his list will look at your documents. Start at pre-approvals and first-time buyers for insured down-payment math.
Documents lenders usually ask for
Status papers, a current work permit if that is your situation, an employment letter, pay stubs, and the down-payment source. Foreign credit reports help some lenders and do nothing for others. Downtown rentals and south-side townhouses are common first Alberta purchases. The property still has to qualify.
