A client came to me recently with a home purchase that looked simple on the surface. But the income was unusual, there was extra income that most lenders won’t count, and extra expenses that were making the debt ratios difficult.
Because I’ve worked with certain lenders for a long time, I was able to have a direct conversation, instead of just submitting an application and waiting. The lender agreed to take a close look at the file and they found a way to make it work.
Then the timing got tight. We needed an answer from an insurer late on a Friday afternoon. I called my contact directly, explained the situation, and they reviewed the file that evening.
One file. Two relationships. My client got approved!
