If you’ve just received your 2025 property tax bill, you may be wondering: do I need to pay this, or has my lender already taken care of it? As a mortgage broker in Edmonton, I get this question all the time.

Check the Bottom of Your Property Tax Bill
The first thing to do is look at the bottom quarter of your bill. If it says “copy mailed to” followed by your lender’s name, then your lender will be making the payment on your behalf. No action is needed on your part, other than watching for changes to your monthly mortgage payment, which may go up depending on your new property tax bill.
What if There’s No Lender Listed on the Bill?
If your bill doesn’t mention your lender, you’re likely responsible for paying the full amount. If you’re already be enrolled in a monthly payment plan with the City of Edmonton, your payments will continue automatically. But if not, mark your calendar: the full amount is due June 30th. If you miss that deadline, you’ll be hit with a penalty.
Even if your assessed home value has dropped, your property tax bill may still go up. It’s a frustration many homeowners share, but it’s important to budget for the annual increase.
