What Is a Mortgage Specialist?

A mortgage specialist works for a single lender, typically a bank. They know that lender’s products well, but that’s all they can offer you. If your situation fits neatly within that lender’s policies: income requirements, credit standards, property type, you’ll probably be fine. If it doesn’t, you’re stuck.

What Is a Mortgage Broker?

A mortgage broker is self-employed and works with multiple lenders. The job is to match you to the right lender and the right product for your specific circumstances, not to fit you into one institution’s rules.

That matters in a lot of common situations:

  • Credit issues that don’t meet a bank’s standards
  • Self-employment income that doesn’t show up cleanly on paper
  • Property types that certain lenders won’t touch
  • Unique financial situations that fall outside standard policy

In each of these cases, a broker has other routes available, whereas a specialist doesn’t.
